GOLF LETTINGS 2020, PRICED FOR A 10 DAY PERIOD: Paramour Grange offers an incredible array of original historic detailing that is rarely seen. Most notably, unique examples of a fully preserved Tudor painted room, as well as other historic features including an original Tudor staircase still in its entirety, and inglenook fireplaces. Despite these remarkable historical treasures Paramour Grange has in fact remained a quiet farmers’ house for much of its history.
Our guests will have the full use of the house, (only a couple of rooms will be kept private) the kitchen of course, and the three/four bedrooms.
There is a separate cottage on the grounds which has it’s own kitchen, double bedroom, ensuite and lounge area, it sleeps an additional 2 people.
The 1.5 acres of lovely gardens surrounding the house will be accessible and there is plenty of parking on offer for up to 7 cars.
Sleeps 12 people.
There is dining seating for up to 20 people to the main dining hall and 6 to the kitchen.
Deposit: 10% of the rental figure
Permitted Charges in Accordance with the Tenant Fees Act 2019
As well as paying the rent, under the terms of the Tenant Fees Act 2019, if you enter into an Assured Shorthold Tenancy you may also be required to make the following permitted payments:
Before the tenancy commences the following will be payable to Finn's (1865) Ltd 'the Agent')
Holding Deposit: 1 weeks rent (offset against first months rent)
Tenancy Deposit: 5 weeks rent
The first months rent
During the tenancy (payable to the Agent) for properties in England:
If for any reason, during your tenancy there is a need to either substitute one of the joint occupiers or add an additional occupier (subject to the Landlord's agreement) then we will charge an administration fee for referencing, re-registering the deposit of £62.50 plus VAT (£75.00 inc VAT)
If any keys or security devices/key fobs provided as noted on the inventory/schedule of condition at the commencement of the tenancy are lost you will be responsible for paying a fee to the Landlords Agent or Landlord for arranging the replacement of the aforesaid lost items of £15.00 plus VAT per item lost, plus the cost of replacing each key/key fob/security device and lock replacement should all keys be lost
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities - gas, electricity, water
Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
A Non Housing Act Tenancy is formed when one of the following criteria is in place:
Annual rent exceeds £100,000.00
The property is not used as a main dwelling or primary home
The property is occupied by an entity (Company Let) rather than an individual
There is a resident landlord
Our fees to the tenant if we are requested to process a let on a Non Housing Act Tenancy Agreement are as follows:
Tenancy Agreement and set up

(including verification of details, credit check and Companies House check)
£145.83 plus VAT( £175.00 inc VAT )
Extension Agreement Fee
(negotiating and drafting extension of the fixed term)
£104.17 plus VAT ( £125.00 inc VAT )
